‘Once run down and neglected, this exquisitely renovated five-bedroom villa has been given a new lease on life– and what a splendid life it is. Located minutes from the beaches in one of Auckland’s most popular coastal suburbs, this home has undergone a truly spectacular transformation. Remaining sympathetic to its 1910 era, the front facade has been smartly refreshed in a timeless palette of white and grey. When you step inside, however, you’re in for a treat… This is also a perfect house for gatherings, come rain or shine. Sliders open up from the living space to a louvre-covered deck. With a large wood-burning fire, plus spa and swimming pools, this is a home for all seasons, even when they all show up in a single day.’

Last year, the weatherboard home, full of period features, was given a complete refresh, new rooms and a lot more besides. It now has a second-storey addition, covered outdoor living spaces, fresh landscaping and a swimming pool – all without diluting the original charm.’

Some images c/o Te Arai Links and Studio John Irving Architects. A glimpse of the Te Arai Links Clubhouse at this premiere world class golf destination located just north of Auckland.
If you want to gain a greater understanding of the transformation that owner Ric Kayne's team have made to the landscape along the beach south of Forestry then have a look at the video on this page or follow this link to Te Arai Links. It also shows the Clubhouse when the roofs had just gone on.
Working for Dawson Construction, Swift Roofing installed the Trimrib Webglass to the entrance area roof that divides the two sides of the Clubhouse. True Oak Deep was installed to the roof areas on each side of the Clubhouse entrance. Aesthetically pleasing, functional and providing many design benefits, True Oak Deep is exclusive to Roofing Industries and as an extremely difficult product to roll-form, required the very latest in advanced manufacturing technology. Looks incredible in this setting.
This roof was completed in COLORSTEEL colour TidalDrift® Matte in the Maxx® coating. COLORSTEEL Maxx® is designed to provide protection against corrosion in areas where severe to very severe environmental conditions are experienced. Specifically developed to withstand higher atmospheric salt concentrations (like a world class golf course on the edge of the Pacific Ocean ;).

In keeping with the theme of celebrating work by our clients here’s a bit of a throwback to a roof we did on a pretty awesome project for Iconic Homes.
Designed by David Maurice of LTD Architectural Design Studios, and built by Iconic Homes, this project was the National, and Regional (Auckland) Winner of the 2017 ADNZ/Resene Architectural Design Awards for Residential New Home between 150m² and 300m².
Swift Roofing installed Galvanised True Oak profile long run sheets to the roof and some wall areas. Site access was fun, but the teams at Roofing Industries and Roofing Accessories took in stride.
Time to finish with a quote from a LTD Architectural post that best encapsulates the project:
'Located on a secluded bush-clad site this house plays on the uniquely nz typology of the back country hut. The spaces are open and shared as opposed to enclosed and separate. The experience is one of enhanced connection with each other, and of an enhanced connection to the surrounding environment. Extensive use of locally sourced bandsawn macrocarpa inside and out, passive heating /ventilation and high performance insulation make the house of low impact environmentally. Rough hewn natural materials tie the house effortlessly into its setting, while galvanised corrugated iron is used to strengthen the hut aesthetic.'
Pretty cool.

The iconic Brooklyn Apartments building needed a new roof as the old one was getting a bit sad and letting in water.
Nine floors, opposite Emily Place, in the heart of Auckland’s CBD meant coordination with Auckland Transport to keep public safe and conflict free with any existing public events and major works. Road closure management and safety personnel were required so a 100 tonne crane could be brought in on two separate Saturdays to lift up scaffolding and new roofing materials and then a down-lift any trash and old roofing materials.
Despite the Auckland weather not playing ball mid-way through Swift Roofing were still able to execute this one smoothly and efficiently.
Roofing Industries supplied the Titania coloured Multirib Profile long run sheets with flashings from Roofing Accessories.

The superior corrosion resistance of MagnaFlow means it is an ideal choice for more demanding environments, such as roofs 100m from the coastline. Another commercial job the team knocked out.
The old roof was replaced with Corrugate profile Zincalume coated long run sheets, along with Corrugate profile Topglass clear sheets to let a little more light in.
Additionally, 175mm Zincalume coated box guttering was installed to better manage water flow off the roof, as these heavy rain events in Auckland had proven too much for what was there previously.
NZ Steel’s ZINCALUME® coated steel combines the barrier protection of aluminum with the sacrificial protection of zinc, giving the advantages of both metals. The resulting alloy coating enhances corrosion resistance, making it ideal for applications like roofing and cladding.

Check out this before and after video by Ninety45, wrapping up their epic 1920s cottage renovation. What a transformation!
Ninety45 took care of every aspect of this Takapuna renovation project - Construction, Interior and Exteriors and were careful to restore original features with a clean and modern twist.
Just up from the beach, Swift Roofing laid the house and garage roofs in ColorCote’s Sandstone Grey coloured Magnaflow coating. This coating is ideal for severe environments. With a thicker magnesium-containing metallic coating (minimum of 200gsm) than any other painted steel on the market, MagnaFlow is built to last longer in the tougher conditions.

A double strip means that there are two layers of existing roofing materials that have to be removed before the new long run roof and flashings can be installed.
The Swift Roofing team stripped the existing main roof and smaller roof areas of democrastic tile (yes it was tested for asbestos before we went near it) and then the underlying rusted old tin roof. Then the brand new .55 colour steel Corrugate profile long run sheets were installed along with the Trimrib profile sheets to the garage (both from Roofing Industries with all flashings from Roofing Accessories).
Due to the proximity to the Hauraki Gulf’s marine environment the Maxx coating was chosen - in Flaxpod, from Colorsteel.
The old metal and tile and roofing waste was cleaned up and removed and the owners were stoked. Job well done!
